What We Check During Your HVAC or Furnace Tune-Up
A Comfort Plus Services tune-up is a full-system inspection and service, not a quick visual check. Our NATE-certified technicians follow a documented checklist for every visit, adapted to the type of system in your home. Below is what we check, clean, measure, and adjust on a standard AC, heat pump, or furnace tune-up.

Air Conditioner and Heat Pump Cooling Tune-Up Checklist
Inspect condenser coil and clean of debris, pollen, grass clippings, and salt air residue
Inspect and tighten all electrical connections
Test capacitor(s)
Inspect contactor for pitting and electrical wear
Verify fan motor amperage draw is within manufacturer range
Check condenser fan blade for cracks, wobbles, and secure mounting
Confirm outdoor disconnect is properly sized and functioning
Inspect refrigerant line insulation and replace damaged sections*
Check unit level and pad condition
Inspect evaporator coil and clean if accessible
Evaluate condition of air filter and replace with new, customer provided filter
Inspect and flush the condensate drain line to prevent overflow and water damage
Verify condensate drain pan is clear and properly sloped
Test condensate pump operation (if equipped)
Test blower motor amperage and RPM
Check blower belt tension and wear (on belt-driven units)
Lubricate motor bearings (on units with service ports)
Inspect ductwork connections at the air handler for leaks and proper seal
Confirm proper cooling and test thermostat functionality
Verify proper system cycling and staging
Inspect and test safety controls and float switches
Measure voltage and amperage across all system components
Provide a homeowner report containing readings, measurements, and system component wear
Review findings with the homeowner and provide recommendations
Furnace, Oil, and Gas System Heating Tune-Up Checklist
Test ignition and flame quality and color for proper combustion
Inspect heat exchanger for cracks, corrosion, or signs of carbon monoxide leakage
Clean burners and blower compartment of dust and debris buildup
Test for gas leaks and carbon monoxide on gas and propane systems
Check oil nozzle and filter, and test combustion efficiency on oil-fired systems
Inspect safety switches and controls for proper function
Evaluate duct airflow and static pressure for consistent heat distribution
Evaluate and replace air filter with a new, customer-supplied filter
Calibrate thermostat settings and confirm accurate temperature readings
Confirm system cycling and overall performance to verify proper heating operation
What a Tune-Up Does Not Include
A standard tune-up inspection is not a repair visit. If we identify a failed component, refrigerant leak, or safety issue during the tune-up, we provide a repair recommendation and will provide or arrange for an estimate so you can make an informed decision before any repair work begins. Service Plan members receive a 15% discount on any recommended repair work.
